Booking Your Mallorca Time — Fair, Clear, and Flexible

One of the most important aspects of co-owning a home in Mallorca is how the time in the property is shared. At Palmallorca, we’ve created a system that’s transparent, fair, and flexible — while protecting the value of your time and your investment.


Why Clear Booking Rules Matter

With multiple co-owners sharing one property, we’ve designed rules to:

  • Ensure fairness across high- and low-demand weeks
  • Maximize the use of the home all year round
  • Prevent conflicts and make planning easy
  • Allow owners to rent out or exchange their time within agreements

3 Types of Booking Periods

We divide the calendar year into three named booking periods — each with its own rules:

🔴 Prime Holiday Weeks (July & August)

  • Each 5-week share includes 1 week in this peak period.
  • Rotation ensures fairness year-to-year (e.g. Owner A has Week 30 in 2025, Week 31 in 2026).
  • Perfect for school holidays or rental potential.

🟡 Premium Chill Weeks (June & September)

  • Each 5-week share includes up to 2 consecutive weeks in these premium but more flexible months.
  • Ideal for relaxed summer living without peak-season intensity.
  • High rental value and lifestyle appeal.

🟢 Peaceful Months (Rest of the Year)

  • Book up to 4 consecutive weeks in low-season months.
  • Great for longer stays, remote work, or off-peak rental.
  • If multiple owners request the same week, rotation logic applies.

Booking Rules — Simple and Transparent

  • Booking Window: Up to 24 months in advance
  • Rotation: Red-season and other high-demand overlaps rotate fairly each year
  • Request System: Owners use a digital booking system to mark preferences
  • Blocked Weeks: Owners can mark weeks for guests or rental (if permitted)

Guest Use and Rentals

Each owner can:

  • Use their weeks personally
  • Invite family or guests
  • Mark weeks for rental or swap (based on Owner Agreement)

When renting:

  • The Administrator handles guest registration and tourist tax compliance
  • Cleaning and preparation are arranged with the Property Manager

Ownership Means Flexibility

While some owners will use the same weeks every year, others may rotate or exchange. The Palmallorca Co-Ownership system allows both — with clarity and ease.
