Our process takes you step-by-step from defining your ideal property to receiving the keys to your fully managed home in Palma, Mallorca—and you co-own it legally, securely, and affordably.

Here’s how it works:


Step 1: Define Your Mallorca Dream

Start by filling out a short Co-Owner Questionnaire, where you share your preferences on:

  • Location

  • Property style

  • Budget

  • Usage patterns (how often you’d like to stay)

This helps us match you with like-minded co-owners and suitable homes in Palma or elsewhere on the island.


Step 2: Matchmaking & Proposal

We use smart AI tools and personal insight to propose:

  • A compatible co-ownership group

  • A curated property

  • A pricing and legal structure

  • Booking rules and usage calendar

You’ll receive a clear plan before committing to anything.


Step 3: Reservation & Commitment

If you love the plan, you reserve your spot with a fully refundable deposit.


Step 4: Ownership Setup via Spanish Company

Each co-owned property is held through a dedicated Spanish S.L. company, set up by us (Mallorca Homebase S.L.).

  • You legally own shares in the company, which owns the home

  • You hold 5 weeks/year (100 shares = 9.62%)

  • You have full legal protection under Spanish and EU law

  • We retain 2 weeks (for repairs/maintenance) as a co-owner—not as an external service provider


Step 5: Signing and Payment

Once the company is formed, all co-owners sign:

  • A Shareholder Agreement

  • A Usage & Governance Agreement

  • An Administration Agreement

Funds are then transferred securely to the new company account.


Step 6: You’re In! Key Delivery

Now you’re a true Mallorca homeowner:

  • You get access to the booking system and owner app

  • You can join your private owner group on Palmallorca

  • All documentation and finances are 100% transparent

  • You can chat with fellow co-owners and join community events


Fair and Flexible Booking Rules

Each co-owner gets 5 weeks/year:

  • High Season (July–August): 1 week

  • Mid Season (June–September): Up to 2 weeks

  • Low Season: Up to 4 weeks

  • Booking access opens 24 months in advance

  • Weeks can be swapped, rented (in blocks), or passed to family
