Your Time, Your Choice — With Built-In Fairness
The Palmallorca Co-Ownership model gives you flexible, fair, and secure access to your Mallorca home each year — whether you want to relax, rent, or explore new parts of the island. Here’s how it works.
Week Ownership = Usage Rights
Each 5-week block you own equals 100 shares (9.62% of the property S.L.), and gives you:
- 1 week in Prime Holiday Season (July & August) – rotated annually
- Up to 2 weeks in Premium Chill Season (June & September)
- Up to 4 weeks in Peaceful Season (October–May)
You can spread these across the year or take longer breaks — it’s up to you, within the booking rules shared by all co-owners.
Use, Rent, or Swap – You Decide
Each year, you decide how to use your weeks:
- Mark for personal use
- Mark as available for guests or rentals
- Offer for internal swaps
When you mark a week for rental or guests, the administrator ensures all legal steps are taken: passport validation, tourist tax, and guest registration. This process is handled by our trusted partners — you stay hands-off.
Flexible Swaps Between Co-Owners
Co-owners can swap weeks directly with each other if both sides agree. This makes it easy to adjust to life plans or try out different seasons.
- Fairness First: All swaps must be done in 20-share (1-week) blocks
- No payments between owners — just mutual agreement
- Admin-registered: All swaps are logged for transparency
Try a New Area of Mallorca — Internal Swap Across Homes
As more homes join the Palmallorca Co-Ownership model, you’ll have the option to:
- Explore different parts of the island
- Swap a week or two with another Palmallorca Co-Owner, even across properties
🌴 Example: If you own 5 weeks in a €1M property in Sóller, you might swap 2 weeks for 1 week in a €2.5M villa in Andratx — fully by agreement. No money changes hands, and both parties benefit from new experiences.
All Bookings Handled Professionally
All usage is coordinated in our digital booking system:
- Book up to 24 months in advance
- Swaps and rentals are registered by the administrator
- Pooling of weeks is suggested automatically if multiple owners want to rent and the 4-week minimum for legal mid-term rental must be met
- Transparent and fair for all
