All Palmallorca Co-Owned Homes are delivered fully furnished — inside and out — in timeless, high-quality design. We partner with Slettvoll (Norway) and other handpicked decor companies to ensure the homes are move-in ready and elegant from day one. This makes it easier to share the property between multiple owners, with no compromise on aesthetics or comfort.

Nevertheless, more upgrades and improvements may be proposed over time — and those decisions are made together.


How Decisions Are Made

  • 1 vote per week owned (20 shares = 1 vote)
  • Simple majority (over 50%) approves most upgrades
  • 2/3 majority required for major upgrades or structural changes
  • The administrator leads the process, gathers quotes, and presents options to owners

All communication and voting happens transparently through the private online owners group.


Creating the Budget

  • Upgrades are discussed as part of the annual owner meeting
  • Optional upgrade budgets can be proposed and pre-approved
  • If agreed, each co-owner contributes based on their number of shares
  • The company can maintain a reserve fund for improvements

Example Projects

  • Interior refresh (paint, soft decor updates)
  • Garden or terrace improvements
  • Solar panels or energy upgrades
  • Structural repairs or design enhancements

Each project is clearly costed, planned, and overseen by a trusted local project manager when needed.


Who Coordinates the Work?

  • The administrator leads the process
  • 2–3 offers are presented before any decision
  • Project manager is hired if scope requires supervision
  • Everything is reported in the annual financial summary

All professionals are Mallorca-based and fluent in Spanish, ensuring seamless execution and legal compliance.
